PROJECT MANAGER – GENERAL CONSTRUCTION

 Skills

  • 5 years minimum experience working as a project manager in the construction field for commercial and/or public works projects. Experience with hotel and/or supermarket projects a plus.
  • Extremely Knowledgeable of General Construction. Hands on field experience also a plus.
  • Proficient with MS Word, Excel, Project and/or SureTrak.
  • Bachelor of Science in Civil, Structural or Mechanical Engineering or Construction Management preferred.
  • Effectively communicate verbally and in writing with Owners, Designers, Government Officials, Employees (Tradespeople), Subcontractors, Material Vendors, etc. with diplomacy and tact.
  • Must know and manage projects thoroughly:
    • Scope of Work, Budget, Schedules
    • Drawings and Specifications
    • Requirements of the Contract – Administrative, Billing Procedure, Submittals, Changes in the scope of Work, Claim Procedures, Insurance, etc.
    • Scopes of Work of the different Subcontractors, Material Purchase Order and Rental Purchase Orders

Duties

  • Manage multiple projects in conjunction with our on-site superintendents.
  • Quality  Control – Ensure that the work performed directly by us, our subcontractors or vendors is done in accordance with our Contract with the Owner.
  • Buy out materials, equipment rentals and subcontracts, innovate and develop scopes of work to provide the most economy (by using the best not necessarily the lowest price and price combinations) and maximize profits.  Write the corresponding purchase orders and subcontracts.
  • Phase and sequence the work to maximize profits.
  • Develop written schedules showing how the work is to be sequenced, both initially and update them as the project progresses.
  • Plan the work in conjunction with our on-site superintendents; make sure all necessary tradespeople, subcontractors, materials, equipment, safety considerations, approvals, permits, preconstruction meetings, etc. are in place for before starting an item of work.  Make sure our people and subcontractor personnel know what they are supposed to do to provide the work safely and in accordance with the Contract Documents. Make them aware of problems they should be on the  lookout for.  Make sure our people know what production rates they need to make for us to be within budget.
  • Document important events such as changes in the scope of work, discovery of unforeseen conditions, instructions from the Owner or Engineer, Subcontractor concerns, Vendor concerns, etc.
  • Safety.  Make sure the work is being performed in a safe manner in compliance with OSHA.
  • Submittal Process.
  • Identify Changes, Manage Proposals and Additional Work.
  • Manage Budgets and Costs.
  • Review estimates and as needed help complete estimates for projects to obtain new      work.
  • Resolve Problems.

ASSISTANT PROJECT MANAGER – GENERAL CONSTRUCTION 

Responsibilities

Assist their assigned Project Manager in the planning, management direction, project schedule and financial outcome of assigned construction projects to include the following activities:

  • Manage multiple projects.

  • Review project drawings and specifications.  Plan the work; make sure all necessary tradespeople, subcontractors, materials, equipment, safety considerations, approvals, permits, preconstruction meetings, etc. are in place before starting an item of work.  Make sure our people and subcontractor personnel know what they are supposed to do to provide the work safely and in accordance with the Contract Documents.   • Safety.  Make sure the work is being performed in a safe manner in compliance with OSHA and BHC Safety Program.
  • Submittal Process.
  • Identify Changes, Manage Proposals and Claim Work.
  • Project closeout documentation and As Built drawings for owners.
  • Construction billings and cash flow analysis.
  • Estimate projects to obtain new work.
  • Resolve Problems.
  • Travel may be required although not likely.

Requirements:

  • Bachelor of Science of Engineering degree (preferably civil engineering) or 4 year construction management degree.
  • Candidates must be interested in pursuing a career in construction project management.
  • Prefer minimum of 2 years work experience within the construction industry during internship or summer work.
  • Excellent written and verbal communication skills
  • Knowledge of industry related computer programs such as Microsoft Word, Microsoft Excel, Microsoft Project or Primavera SureTrak for project scheduling, etc. Experience with AutoCAD a plus but not required.

PROJECT SUPERINTENDENT – GENERAL CONSTRUCTION

Skills

  • 5 years minimum experience working as a project superintendent in the construction field for commercial and/or public works projects. Experience with hotel and/or supermarket projects a plus.
  • Ability to travel for projects in the northeast also a big plus as well as the ability to work night shifts if needed.
  • Extremely Knowledgeable of General Construction. Hands on field experience as a tradesperson is a definite plus.
  • Basic computed skills with Microsoft Word, Excel, Project and/or  Sure Trak a plus but not required.
  • Effectively communicate verbally and in writing with Owners, Designers, Government Officials, Employees (Tradespeople), Subcontractors, Material Vendors, etc. with diplomacy and tact.
  • Must know and supervise projects thoroughly to include:
    • Scope of Work, Budget, Schedules
    • Drawings and Specifications
    • Submittals, RFI’s, Changes in the scope of Work,
    • Scopes of Work of the different Subcontractors, Material Purchase Order and       Rental Purchase Orders

Duties

  • Set up field office
  • Supervise BHI field personnel and coordinate on site subcontractors
  • Carpentry and other work related skills may be required on some projects
  • Communicate with owners, architects, engineers and other project personnel
  • Material take off and buy out materials
  • Phase and sequence the work
  • Develop written schedules
  • Plan the work
  • Identify field changes
  • Safety.  Knowledgeable regarding OSHA compliance and municipal regulations.  Conduct weekly on site safety meetings
  • Attend monthly main office safety meetings
  • Familiar with SWPPP requirements.
  • Prepare daily superintendent reports
  • Manage Budgets and Costs.
  • Review estimates and as needed help complete estimates for projects to obtain new      work.
  • Resolve Problems.
